Jill McKinney at Pleasant Ridge in Evansville, IN. Showed me and my son 3 properties for sale on 8/22/24. I chose one, applied and paid the $50 background check. After returning home my son realized he forgot his earbuds in one of the mobile homes. We text, called, and left emails about this for a few days and finally both my sons went to the office to retrieve them. Both Jill, her assistant Tara and Maintenance say out back of the office smoking cigarettes and no other individuals or tenants were present…yet they stated they were too busy to get his earbuds. My son called local authorities and did eventually get his belongings. Jill McKinney immediately emailed me. I will attach everything. I am requesting my background fee be returned due to the unusual and unprofessional manner of management. I’ve been trying to resolve this for weeks. No one with Yes! has gotten back with me.

I LIVE at West valley mobile homes In Las Vegas one of Yes communities properties & there horrible every time you call the management office they never want to answer the phone calls, even wen you try to call yes communities they don’t answer there phone either & they went up on my rent $120 more then wat I was paying, my daughter also lives at West Valley mobile homes as well in the same community of yes communities and they sent out a letter to my daughter saying that my daughter has to move out by March 1, 2024 due to cause she been late on her rent, there’s a reason for it she’s going threw some hardship at this moment but at least she gets her rent paid but there being mean & won’t let her renew her least and she has no we’re else to go & she has two young boys & yes community does not care they have no morals, I’ve tried calling Yes communities to speak with the owner to see if they can please let my daughter to renew her lease and they don’t want to answer there phones, You know how it breaks my heart hearing my grandsons telling there mom that they don’t want to lose there home, all Yes communities want is money there money hungry & every year they raise are rent. this is so sad they rather see people in the streets.
I live in Robin Glen saginaw mi. L am 58 and a widow with an 18 yr old. For 36 hours, l have been without h20 and unable to leave in my car. My drive is blocked with ice boulders from their maintenance worker Paul Hamilton. They plowed me in every time it has snowed. I confronted Paul, please remove snow, the snow comes from the maintainence building . The neighbors had maybe an inch in theres. I was screamed at, intimated , harassed and thrown out of the office. They turned off the heat tape froze my water and that is just the beginning. stay tuned for more.
I moved out Oct. 1st. and still do not have my deposit back. I have called left message, Gotten excuse after excuse. I asked for corporate’s number, they denied me that as well. I feel as if I’m being scammed. I have given the sending address for the deposit 3 times now.

My mother is 88 years old and resides in Fort Pierce, Florida at a Yes owned community called Sandhill Shores 55+ and over. The problem here is that the manager (Laura) is a tyrant. I am the son, I am 54 years old. I have had my share of problems in my life and it’s been well over 12-15 years since I’ve had any trouble. The manager informed me that I would have to have a background check in order to visit. I provided her with the information required. Sometime later I finally was told I was cleared to come to my mom’s place. My girlfriend and I came down and at one time we had a domestic squabble but it wasn’t a spectacle or anything. After that we split up but now Laura has informed my mother that I can no longer come to her house other than to quickly visit. My mother is at a point that she needs help. Her eyesight is worsening and she doesn’t get around very well so she needs and wants my help to care for her. Laura’s answer to that was to tell my mother she would evict her if I moved in to care for her. I was shocked at this woman’s statement that she would evict an 88 year old woman because she needs help from her son. This management needs to be looked into because there are many troublemakers living in Sandhill Shores as well as felons that are allowed to be here. It seems to me that Laura picks and chooses and doesn’t apply rules to everyone, just ones she has a problem with. This woman is out of control and my mother has more anxiety because of this. I am outraged and will go to the newspaper and other press agencies as well as an attorney. She also has falsely spread around that I am a sex offender which is a lie. This has to stop…..Now!!!
Please step in and put this tyrant in check so my mother can live her remaining life in peace.

I live in the Yes community in Michigan. I’ve lived in the same park for roughly 15 years. There’s been some ups and downs with new management new maintenance staff overall experience is pretty good. Recently, I moved some outdoor furniture to the back of my house for storage in the winter time. Upon doing so I noticed that the water reader meter was not connected properly, so I took it upon myself to fix it. Next thing I know I have a $300 water bill. So I decided to go back and look through all of my rent Receipts that I have on the website and noticed that since January 2023 until November 2023 there is been the exact same charge every month for water down to the penny ( 16.60-19.86. Two months at 16 and then two months at 19 all the way through the year) until I fixed the meter reader. I understand that I used the water. My problem is why didn’t the maintenance people that read the meters every month notice it wasn’t working properly and because of their mistake of not fixing their issues with the meter reader. now I’ll have to come up with $300 on top of my lot rent for one month which is not fair to me because of the negligence of the park management, staff, and maintenance not realizing something was wrong. yes, I understand. I have the option to look at my bills. most of the time I just see how much it is and pay it. When trying to explain it to the management staff, She did not want to hear that it was her end that made the mistakes. And told me there had to be something leaking in my house or under which upon inspection there is nothing leaking or running in my house or under it. So I know for a fact, their maintenance people that read the meter We’re not doing their job or due diligence to make sure it was working properly. so now I am being penalized because of their negligence. I don’t think that is fair. Yes like I said, I plan on paying my fair share of water usage, but it should be just like their mistake and I should be able to pay it throughout the whole year without penalty.

Been living in Westbrook communities for over 2 years nows. This is by by far the WORST community I have lived in! From the time we have moved in majority of are appliances are broken; stove is broken, frig is broken, jet tub motor broken. All of which the main office and maintenance staff claim the parts to repair are unavailable or no longer made. A simple search on the internet showed EVERY part is available and reasonable in cost! They can’t even get something simple like a drain stop for a bathroom sink! Both the front and back deck are falling apart. Every year they raise our rent, currently we are paying $1,700/month for a 3 bedroom 15 year old trailer. Every car around us seems to lack an exhaust and the front office only makes an effort if they can make a dollar from you. Everyone moving in is on welfare. So if you like slum trailer leaving and love getting price gouged this is the community for you!!!
I live in a community in Michigan. I have a bad water meter they will not change. So I am living on bottle water. The manager is the biggest lier and nastiest person. There is no way to get some in touch with any one. All numbers go straight back to her. I am going to sell my home that I have lived in for 32 years. So sad that is has to come to this.

The staff at camelot manor, in 6263 grand rapids Michigan are rude,and don’t do their jobs. You’re supposed to hear back 5 days after filling an application, it takes them 3 weeks or more. They are bad management replacing them with qualified and friendly people who care about the community and residents will make it a better park.
Reside in palmetto palm for years the management they have now is so rude it doesn’t make no sense ! Tried to talk to the Manger and the other worker. Wouldn’t allow put tickets on cars. When showing proof that taxes was paid she still didn’t want to hear said she didn’t care had 48 Joe’s or is gne be otw state not allow to have more than 3 cars in yard then no parking on grass I mention soon s you come in people are parking on grass. When I call her out on it she saying i we just now starting to make round yeah whatever pick and choosing I reside her for over 20 + years no problems or complaints when new maters take over !!!! The management at Northwest Trails in San Antonio, Tx is a revolving door. The lot rent goes up each year by $50.00. We get nothing extra for it. If you do not sign a lease, even though I pay through auto pay, they charge $50 additional each month. Not having gotten the memo to sign end of 1222, I did get email from the office. As soon as I did I signed the electronic form. That was on Jan 2nd I believe. Today My rent, which is auto pay had the additional $50 charge. I called the office and was given some excuse about how rent charges are set up on the 20th of the previous month etc etc. I gave up. A new office mgr will call me Monday because there was a management overturn AGAIN. I am on a fixed monthly income and Social Security DOES NOT increase my payment by $50 each year. GO FIGURE. I am frustrated by the whole YES Organization. I pay the increase every year that I can nil afford, and you charge me additional because I was late on signing your contact by 2 or 3 days. I just want the $50 additional credited back to me.
We tenants need a union. Because YOU AT CORPORATE hold all the cards. We have no sayso on anything. We are forced to comply or get charged additional money. How fair is that?

Hello,me and my wife live at the ryefield mobile home Community &we lived there for months now. & we are in 1 of your new mobile trailer & we needed alot of work done to it inside and out. Every time we would go to the office it was always some excuse & we pay our on time. And this is supposed to be a new trailer. Plus they know what have to be done.
Please stop raising lot rent for us on fixed incomes in trailer parks. Since I have been here (4 years total now) my lot rent has gone up $98!!! When’s the cut off? Please think about it. I understand inflation and the economy but you all are banking 3.2 million a year from our park alone. $450(lot rent give or take) X 600(trailers give or take)=$270,000/month = $3,240,000/year!!! Now divide that by your 1000 employees…. You’re definitely not living in poverty like most residents in your parks. Please take this into consideration. I understand everyone needs to make a living. But WE also need to live!!!

BURNTWOOD raises lot fees every year. 45 dollars every renewal every year is this legit because it seems insane to the people that are middle-class that live in your communities you’re basically going to have to have the rich to come here to live. If you keep raising your rent and lot fees y’all are already billionaires why can’t you not put extra money on a renewal why can’t you just leave it? Is it greed when you guys are doing great there’s no money owed from y’all guys or anything you on your company you’re paid what the heck
For home owners the lot fee goes up every year. 35.09 last year now 45.00 this year. Do you go up every year with the renewal every? I seen in the New York post that yes communities what is the billion dollar rental community company, so why are you charging as middle-class people so much it’s not right y’all already Rich.
I am absolutely appalled by the behavior. 700 dollars of my deposit is somehow missing? Not one single person can give a straight answer, not one can actually call back? What kind of business are you running? I will never, EVER, recommend or live with the Yes community again. I have called for two weeks. Two! And still waiting for a call back from day one? Corporate doesn’t care, office staff doesn’t know how to do their job. It’s been over 30 days for my deposit to be returned. I’m ready to contact a lawyer and get it handled. Fix it.
I used to live in Hidden Oaks Mobile Home Park on 100 Castle Drive in Gainesville, Florida, 32607. The management there are a load of liars and abusive; inclusive, Mr. James Honeysucker (ex-employee now) harassed me, sexually, in front of my kids and when I called him out in front of customers and employees he had the audacity of denying; the community manager knew about this months before I say it and did nothing about it. Me, because I didn’t want to cause anything major, did nothing with the police; but, I’ll file a report on this days.
Mr. Cory McDought, community manager, offered me many things when I first went to see houses to, either, rent or buy. He showed to me a pretty old house, with a lot of problems, for me to buy it.
The mortgage company, after they approved me, asked for a lot of papers and even my bank statements. I provided all and then they claimed that I was a liar and that everything was a fraud.
They ended up evicting me because I get late in ONE payment. The day I was forced to leave it was during hurricane Ian. It was windy, rainy, cold and there were tree branches everywhere. I called them and ask them for a little more time to grab everything I had in the backyard (this was on Saturday for the Monday, following Ian). Mr. McDought told me that for the morning of Monday I must turn in the keys because, “I have had enough time to take my stuff out”.
I request 10 more days until the place I rented provide me with the keys to move in, he said NO because he had gave me enough time to move. Mr. McDought claims that he gave me 45 days to move, which is not true. He notified me 4 days (September 26th, 2022) that I had until September 30th to move my stuff. On Wednesday 28th, 2022 I called him and explained that with the hurricane coming I cannot move all my stuff on time and his answer was that he didn’t care about the hurricane that he just wanted me to be out by Friday September 30th at 4:00 pm.
I have three kids with special needs, and he knew it and didn’t care. My mom is an elderly person (60+). They didn’t care at all.
I don’t have anything to say against the maintenance guys, they were very sad that they couldn’t help me and my mom (60+) put the rest of the stuff in the UHAUL I rented to move my stuff.
I have remain plants, which the least expensive one costs $300.00and was a gift; my patio furniture, my kids bikes ($100.00 each {3 of them}) and scooters ($75.00 each {three of them}), a $150.00 hose with the cart, a $200.00 sidewalk (that my mom and I had to build for us not to get on the mud when it rained), and other stuff that right now I can’t remember. I left more than just items, I left my kids memories from there.
They didn’t care this time for the hurricane, but also 12 years ago, my mom was forced to leave from the same place because they couldn’t wait a couple of days for my mom to receive my dad’s check. My dad passed away on June 13th, 2010; my mom was going to receive his check but she had to wait until July the 8th, 2020 to get the check.
I honestly though that this place had change, but I see that they still don’t care about the people’s feelings or situations that are out of the individual’s hands.
To the public: If in you are thinking on moving to Yes! Community, just, DON’T DO IT, THEY DON’T CARE ABOUT YOU OR YOUR PROBLEMS or any natural situation.

Countless request about a check submitted to fix my bathroom from a leak since August 2022 in Mulberry, FL Location Community its been three month the adjuster approved and the check was sent to the corporate office to fix my bathroom unit which we are unable to shower in with three kids. Where is the check??? Why hasn’t anybody giving us any responses we keep getting a still waiting from corporate to send the check back!!! Email several times to the corporate office with no luck and we keep getting the same response from the community here ” Waiting for corporate” its been again three months!!! The builders keep calling us for the money that was over $3,000 for drying the leak from the unit that was also approved. Please check your email.

I’m purchasing a mobile home at the denton texas location, I moved in 8 years ago. Are lot rent 8 years ago was only $400 it is now almost $800 .
Nothing as in amenities has been added to this community. The only thing new is that they put street signs on our streets. The women that work at the office one just purchased a brand new Mercedes and the other two Drive brand new 22 vehicles. There hasn’t been any major/minor development in the surrounding neighborhoods, to raise property tax. It’s all still the same. The playground is broken all the time, I know we’ve asked every summer if they could put a canopy over the playground items that are in working order because it’s flipping Texas and it’s hot, also why can’t we be the first community that has a splash pad? There’s no access to the pool anymore even though we all pay to have it full I guess for looks? The maintenance men seem to do a pretty good job of keeping the grounds nice. We have an outdated basketball court/tennis court that has never been repainted or paved or anything updated to it. It just really hits hard when you’re home is depreciating and value but the lot that it’s on continues to go up and up how does anyone that lives here thrive from any of this.

The manager at my community had no manners. I’ve been in my bought and paid for in cash home less than 60 days and they refuse to fix the things that were not working when I moved in. These things are on them according to my contract when I bought the place from them. I’m about to forward the contract to corporate and tell them if they don’t get it all fixed they will have my lawyer contacting them. On top of that I had a $700 electric bill because they wanted to take over a month while they fixed one piece of my air conditioner at a time just racking up my bill and are now refusing to take anything off my lot rental as a result. These people are about to learn what happens when they mess with people from Texas and don’t follow Texas laws when there are children in the home. Just cuz corporate is in Colorado doesn’t mean they don’t have to follow the laws where their communities are located!!
I am still waiting to hear from someone about getting my money back for paying for a water line break that was on your side of the meter.
Valleybrook in Indianapolis is under investigation by the Fair Housing Authority for not providing the required assistance to those with disabilities. This includes not providing accessibility for those renting and in their public areas and discrimination against those with service/support animals, which, is illegal via Federal Law under the Americans With Disabilities Act.
I took paperwork on my service animal to the office when I got her last December and yesterday found a huge envelope stuck in my door (they broke my door shoving it in) saying I have to pay 50 a month for a ‘pet’. First, she’s a service dog, you can’t charge a fee. and Second, I own my home and pet fees are 10 a month. I have had to call them several times when they tried to charge me fees as a renter rather than a home owner.
They charged me 100 over for water last summer and tried to tell me I had leaks. 2 people from the corporate office performed tests showing no leaks on my part. They lied and told me it was a park issue and there were lots of other residents with the same issue. Then they said that wasn’t true. Finally, my bill just dropped after they had (again) done work on the water pipes.
I have lived here 23 years, been through lots of owners/managers, never paid lot rent late even once, follow all the rules, and have one of the best looking properties in the park and yet I am hassled constantly.
I will be going to the office yet agai today over my service dog and if hassled, will call the Housing Authority from the office. This is ridiculous.

And they always say this time it will be fixed correctly lmao never is.

I have been going back and forth with this landlord for months about moving out a home & discusses work in the home. I was waiting on a security deposit back and a month went by without any communication or security deposit. I email the landlord 34 days later and she never responded to my email. I received a text message stating a balance was overdue 40 days later. I’ve been asking for a number or email to get in touch with someone from corporate because the one listed above has not gotten me in contact with someone outside the contact center.

Notification of Lease Renewal and Lot Rental Increase
“Now is the time to renew your lease! Your new monthly payment will be $494.00 (this amount does not include any additional fees for utilities, pets or other misc. fees) and will be effective on October 1, 2022.
The previous payment increase, of $7.00, was more in line with previous years increases and much more reasonable for residents (senior citizen status) of Maple Crest Manor. A number of senior residents already rely on food pantry in Manteno, IL to supplement their existence and huge lot rental increases are hardships for them! Adding higher lot rentals of double digits only adds to the burden of higher prescription/medical and utility costs these residents already incur.
This increase to $494.00 amounts to doubling of the $7.00 to $14.00 plus $5.00 more than last years’ increase! As if that isn’t hardship enough, YES! has also stipulated anyone going to a month –to-month basis must pay an additional $50.00.
There were hopes the YES! acquisition would mean a more approachable management with the desire to better the communications between residents and park management. Especially, when residents were never told Maple Crest Manor had been sold to YES! communities.
1. There has been little to no movement on curbing the speeding of FedEx/UPS delivery trucks through the narrow streets of the park…or for that matter, the residents who seem to think rules don’t apply to them.
2. No one seems to have the ability to stop residents feeding feral cats who continue to spray mobile home siding, defecate in flower gardens and give birth to multiple litters of kittens underneath mobile homes. Litters that often are killed by male cats or get hurt by speeding cars.
As a resident since 2006, Maple Crest Manor has had a checkered past of a multitude of park managers (more than would normally be expected), so it was hoped more stability would be in the offing. It would be expected that it would take time to re-establish some semblance of continuity, but increasing lot rentals by double digits is not the way to establish confidence in new ownership with residents.
It would be sad, if such activity by YES! were misconstrued as an effort to encourage (or force) residents to relocate elsewhere. Maple Crest has been a small, reasonably quiet and livable community ideal for senior citizens on limited incomes and health/medical issues.
I know they have problems keeping managers in the park I live in Greensboro North Carolina but I don’t understand when I pay my rent on time that I cannot get the pool to open the only good amenities we get it does not take 2 days to clean a pool or a month to clean a pool we just got it opened for this weekend 6/24 it’s staying close more than it is open I would sure like to enjoy the pool and how can we get the situation and any of our concerns addressed because there’s no one just taking things seriously like I said I pay my rent all the time on time please do your job and open the pool it’s not that serious I used to own a pool it does not take 2 days or 3 weeks till month to clean a pool first you say I’m waiting on pool monitors and then you hire them and don’t work them but then you said you going to open it yourself well you’re not opening it I’m just disappointed and frustrated on my day off I can’t enjoy your pool
Westlake in Oklahoma City is being managed by a joke named Manuel Noble, or shall I say mis-managed! He is the most disgusting, narcissistic, entitled, arrogant, rude, unprofessional, lying, gossiping, waste of breath property manager i have ever had the displeasure of setting my eyes on and talking with. He makes fun of the tenants as soon as they turn their back and are out of ear shot. Mimics them, discusses their personal life in a way to anyone and im pretty sure that is a violation of their privacy. Uses yes communities funds and amenities such as lawn mowing service for his own home. Makes the employees do all his dirty work, and if they don’t, he becomes a tyrant. Because of that reason they will not speak out against him. Several of his former co-workers have spoken out against him, and it is so bad it made my jaw drop, they speak out about his verbal abuse to them, his misuse and abuse of his property manager title. He hangs up on tenants and potential tenants. He clearly has an issue with Europeans like myself. He told me to speak English several times, then hung up on me. I’ve been here for over 30 years, my accent is on the thick side but my English is just fine. He is a discriminating little weasel and just a horrible human being. This poor excuse of a property manager has absolutely no business being a property manager of anything, in fact he shouldn’t even have any job that requires him to be in contact with any other people! What in the world was yes communities thinking hiring him? Not only hiring him but putting him in a manager position??? Good lord! He is fit to clean toilets and that is it!!
I live in Tanglewood in Huntsville, Texas. The rules that they’ve implemented are ridiculous. Yes communities claims they want to “beautify” and “clean up the community”, but play favoritism between residents, what is not ok for one person to do, a cheek is turned for another person. All they care about is that you make your rent payment. Monthly rent payments keep going up and up, you start off paying only $1,000 a month then it jumps up to $1,100, and next thing you know you’re paying $1,400 a month with no explanation. They do not keep their maintenance up on the pool, it’s always green. Whoever they have mowing the yards does a terrible job, it’s always half done, never weedeated like it should be. There’s always trash on the streets and in the yards. There’s a leash law, but yet there are residents who allow their dogs to run free, and they jump all over you, bite your kids, and try to attack your dogs when you take them out. There are residents that think they own the place and complain about every little thing, harassing children by telling them they cannot access the bridge that was built for ANY and ALL residents to cross the bridge to get from the back of the trailer park to the front. When any complaint is made with the office, they agree with you to your face, but don’t do anything to remedy it. They will take your property, or have it towed, then claim they gave you a violation notification, when in fact they never have. And God forbid that you need any maintenance done! You can call and leave a message on their maintenance line, nobody will ever return your call. You can call and talk to the office staff directly, and still nothing gets done. They can come to do the “gold key service” and physically see issues for themselves, and still never fix it. Broken boards on the porches that pose a fall hazard, porch that collapsed while walking in the house, a/c not working and it’s 97 degrees inside the house, electrical issues, they still don’t care! You are responsible for your own maintenance if you want anything to actually get done!! I would never recommend living in the Yes community, and actually have turned a best friend of mine away from wanting to move into the community, by telling her about the lack of management, compassion, respect, and upholding of their responsibilities. Can we say slumlords!!?
I live in the Independence Station park in Independence, MO and our pool has opened yet, why? There has been no communication as to why it hasn’t opened. It is is going to be hot this week and a pool sure would be nice to cool off in.

Horrible horrible do not move here I been living here for 5years in Camelot manor and they tried to tow my car out of the driveway saying my tire was on grass which it was not i have pictures i had to pay the tow man 150 dollars to unhook my car they keep coming at 1am or 6 am in the morning going on your property to see if your car is on the grass that’s in your driveway harassing people where your supposed to live and feel safe and happy this is supposed to be your sanctuary and it’s more like hell so many rules feels like your in prison it’s so sad I’m definitely selling my property and getting out of here as soon as possible do not move here I do not recommend!

I had a party at club house and cleaned it up afterwards. The lady in the front office said she had to clean some things up and keepef my 100 dollars deposit which was fine but she was very rude with me. For being in customer service she’s in the wrong business. I live at Avon lake estates.
They get me into signing a lease and mis represent some things.so now I want to cancel my lease they won’t let me to. But I haven’t move in yet. I put the move in date june 1 but as stated in the agreement I moved in the day I sign the lease.the only reason I sign the leases is that the lady say they won’t hold the apartment until June 1. If I pay the amount given to then I can move in June first so I go there and pay the amount for move in June 1.now they started my lease but I’m not living there. We take 2 tours. The first tour I ask about the features they say that they still fixing but after I sign the lease we take the second tour and they said that I will provide myself and there are some additional payments. I live in presidents park in grand forks, ND. The rules that have been added are outrageous. I’ve been here for 30 Years have a fenced yard and it was approved by previous owners almost 20 years ago. Now your trying to force me to take it down. My place is well kept and updated. You say to move in and make it your own. Which we have done for 30 years and now your trying to take what we have built away. There are a lot of unhappy people here. I’ve noticed a lot of people moving out and nobody moving in. Maybe that’s due to the lot rent being so high. This park is the most expensive around here. Plus this is the only park that has a fluctuating lot rent due to water and trash bill. All other parks here include water and trash so lot rent stays the same no matter what. I want to keep my fence. If I have to take it down they will loose yet another property renter.

I agree, I’m in a mobile home community in Michigan that has 1,600 + units. Since YES took over this place is has gone downhill fast. They let anyone move in here. They moved a pedifile move in right across the street from the park for our children, which the teenagers have taken over. My grandkids don’t even want to use that park cause they are afraid of the teens. They did evict the pedifile, who just moved into another home of a friend here. People driving through here like it Daytona 500. Loud music all night. In May they started charging $13 for trash pickup which is a joke trash left everywhere that doesn’t make it into trucks. I’ve been here since 2008 and never through 4 other ownership we been charged for trash pickup. Can no longer have a fireplace on summer nights for S’mores for the kids. Also started charging me $50 extra a month because I dont have a signed lease, havent had a signed lease since 2009. Just paid lot rent on time month to month. Went up to see about the lease, told them if they would fix my severaly damaged driveway i would sign, they agreed but I would have to wait until summer. Just called to when it would be fixed, was told they have no idea what I’m talking about. Also that they don’t have any money left in the budget to fix it. Too many other things to list.

My children and I were hospitalized for carbon monoxide poisoning because the furnace in our trailer had a crack and after a month of complaining and 4 different techs coming out to look at it.. the 4th tech found the crack.. This was back on February 1st 2022 it is now March 22nd 2022 and I have yet to hear back from any type of Management… I’ve left voicemail after voicemail.. sent emails and NOTHING.. I WILL BE GETTING MY ATTORNEY INVOLVED AT THIS POINT!!

Dawn Black manager of Oakhill Estates is horrible. My in laws own a home there and they died in December. I have paid the lot rent until March and because it was 2 days late they are proceeding with an eviction. They threatened to take the house. Horrible and hateful human being!

Autumn Forest in Greensboro NC our water is off constantly for repairs which is not helping because it still smells bad, our yard floods to the point where you can barely walk to your car because it’s so disgusting. Rent goes up every year, lot rent goes up every year, my roof was leaking to the point it could have fell through and even so called fixing it it still looks horrible like they just put a board over it. My porch is about to cave in and they never came back to fix it. My bathroom floor is also about to cave in, there is black mold in the bathroom, the walls sweat and have water lines running down them. My doors are warping and won’t close right or tight enough. This whole place is a disgusting overpriced mess! 1,000 a month for rent plus they want to do monthly inspection? What a joke this is not government housing and when they do inspect they never fix anything, well I have contacted the city inspector to inspect my home because all the money they charge us our homes should be livable. Do not rent here!! I own my own home and rent just the lot and the rent has gone up every year since I moved in. I pay a hundred dollars more a month now then I did 4 years ago. Constantly threats of eviction even when I have auto draft. Forced mow threats were 75 dollars then it went up to 100 dollars. Even though I mow my yard regularly. Water Constantly shut off for one reason or another. Literally had 14 different property managers in 4 years. They won’t let you sign a lease longer then 12 months so they can force the pay increase the next year. District manager doesn’t, property manager don’t return phone calls. 2 years ago I had a pond of sewage in my back yard ,took them a year to repair their part of the sewage line causing the backup. This company just wants to fear monger their residents. We get nothing in return for the pay increase. Just a constant unwelcoming feeling of the place you should feel most comfortable.

I have contacted Texas Rent Relief and they have approved our funding but they said with all of the people they need to deal with, it will be 3 to 4 weeks before they will fund my account for you. I emailed you a couple months ago concerning the harassment and intimidation I have been receiving from Dawn, the manager, at Yankee Springs Meadows, Wayland MI. I received an email from you stating that I would hear from someone, I Have Not gotten a call. We now have arsenic in our water and were not told and I am sure my dog had arsenic poisoning and I had to have him put down. As I had told you and told two of her bosses I receive at least one threat every month to be evicted for one thing or another. Dawn was not supposed to contact me directly but has continued to do so. Because the news stations heard about the arsenic in our water they visited the park. Dawn found out who showed up from the park and is sending write ups to them. I, we, understand having rules but Dawn, and her friends in the park, don’t abide by them. She accused me of having german shepherds, which I did not, and she has a pit bull (which she hides when her boss hears about it) and lets it outside unattended on a rope. She has told me many times that she lives across the street from me. There are so many pit-bulls, german shepherds, large breed dogs in this park but she chose to threaten me. She was going to have me evicted because I have an old wooden rocker in my yard, her boss drove by and told me it was fine. I have NEVER been treated with such disrespect in my life. A lady of 85 put up a ramp and was threatened with eviction if she didn’t paint it immediately, she owns her mobile home, and has lived here over 20 years. She no longer puts a return address on the letters she sends me. She has closed the office because she doesn’t want to deal with the residents over the water issue. We were never told about the arsenic until a newspaper found out about it the end of September, they knew about it in July. We have not been offered safe drinking water or filters, all we have received are lies. I have talked with Amy many times but nothing has changed, now when people call Amy they can’t get through. Dawn is Yes Communities worse nightmare and you guys do nothing, The majority of the people here are fed up with her but they have found that you guys don’t care. She knows I have complained so she has an agenda to get me out, one way or another.
Never rent here. I live in Rawsonville Woods the new community manager Ella Lyles is incompetent. The previous sales agent scammed us. We lived there with no AC for the first 2 weeks and without a lock on our front door for the last 3 months of our lease. Maintenance never comes as scheduled and never fixes anything.
I had a very unpleasant confrontation this afternoon with the manager at my housing, River Bay, in Tampa Florida. I nicely asked her if she could check that a young man at the pool lived in our complex. She asked what did he do? I replied that I was just checking to see that he lived here, because I feel that people who don’t live here shouldn’t be in our pool. She agreed. She went over to him, and conversated in Spanish. She came back to me and told me “You have a problem with certain kinds of people”. I asked what was that supposed to mean? Caught me totally offguard. I proceeded to tell her there are no rules here- referring to the rules posted, one that states “proper bathing attire” Every weekend there are people going in clothed, shirts, shorts, even full jogging attire. I also stated there was no pool monitor, which she denied. I also stated there used to be a sign in book to keep track of residents and lot numbers. I was turned away a few weekends earlier, stating the pool was “at capacity”. It was at capacity because one of the residents had 5 adult guests in the pool< but was not present him(her)self. But I'm being turned away. The following weekend, there were many more than 21 (capacity) guests in the pool, and I went in to the front office TWICE, but NO ONE came out to check. I thoroughly enjoy using our community pool, but there are NO rules enforced with its use. In closing, I would like to add that after the tongue lashing I received from the manager, she came outside minutes later, offering this young man drinks and chips. Talk about prejudice.
I have ASKED permission to have a guest in the pool, and was told not during COVID. But I guess people who don't even ask permission. Yes, there has always been a prejudice in this park, but its NOT by me.

As a fairly new tenant with Yes Communities I must say that it is VERY concerning to read so many negative comments on the Corporate website that appear to not be addressed. Why does this appear to be the case?
This was the worse experience I’ve encountered in my life. I was a faithful tenant, always paid before time even though the pandemic raged on I still made sure to pay my bills. Toward the end of my lease (1 month) before my lease was up I lost my job. I was unable to pay my rent. I told the Hidden Oaks Trailer Park Finance Manager, Mr. Honeysucker about the issue in July before August came. He told me that the park would work with me because I was a tenant in good standing. Before August ended I found myself, evicted without cause, by way of false promises and undermining antics. These people lied to me, told me that they were going to take legal action against me, promised me a way out and then put me in a bind. After it all they kicked me out onto the streets. Their excuse according to Mr. Honeysucker in Gainesville FL was that the Yes corporate office was not honoring the moratorium from the government because it was illegally implemented. Don’t rent from these people. In addition I cleaned the trailer thoroughly before leaving, they inspected the property and found that it was in stellar condition. They have yet to return my deposit. So they lied, they evicted, and they did not return my deposit. So sad how people with as much money as this company has uses these methods to make more money…If you are considering this company do research and make sure this is the right choice.
How long did it take to receive the deposit
Have lived in a rental MH for 2+ years because of problems purchasing a home through Clayton. I put a down payment on a home (for a private lot outside of yes) that was already sold and left the lot the same day as my down payment. Also got extended in the park because of a lazy, inept realtor. When I moved to Yes! they had concealed a cracked tub with epoxy and paint. Tub leaks all over the floor into adjacent room. When I complained, they glued it again. A stove hot plate was wedged together to make it look intact, it came apart after I turned the stove on and I almost got scalded by the food in the pot as the warped metal raised up. The roof leaked several times before it was covered with a tin special, no reimbursement for stained clothing or linens. Some jerk came to spray wash the home and sprayed bleach solution through an open window with a window fan- I was not given advance notice he was coming. He claimed he got hired late because corporate was coming to visit and the property manager issued an urgent request, – the washer stated he didn’t normally work on a Saturday. He blocked my car in and all of the dirty bleach solution sprayed on my car. He destroyed my potted blueberry plants and teak wood bench because he couldn’t wait for me to move them. Water leak complaints are discounted as ” only small leaks” but I’m paying for the wasted water. Neighbors blow leaves and debris out of their yards into the street under cover of darkness. Since I live at an incline, it blows against my rental and I’m responsible for bagging it. During the height of the Covid pandemic, one idiot placed his unsecured trash out on the porch which was blown against my house. I refused to clean it up. Constantly blocked in, or out of my parking space due to neighbors visitors. Dogs are tethered outside with constant barking. People who get tired of their pets just set them free, this time it was 3 young cats and parakeets, management informed but this is a recurrent problem: nothing gets done. One abused kitten ( less than 6 weeks) came to my place for food and water. Initially he did well but then suffered respiratory distress and had to be euthanized costing me $400. Turns out the freak who had this kitten actually threw it against something causing a fracture which may have become displaced when the kitten was playing. I cried a week over that little cat. I’m supposed to do yard maintenance when there is no clear delineation of property lines. People have encroached on their neighbor’s space with oversized sheds or they monopolize the area for their socials. My neighbor actually places chairs against the side of my home so they have more room. Fireworks are illegal here but these freaks set them off all the time. A discharged shell casing was adjacent to my car by the gas tank. Need I say more?
I live at NW Trails in San Antonio and purchased my mh in 2011. I was preparing for retirement based on what I will get with SS. We have quite a few senior citizens and an increase of 30.00 a month each year is terrible !!! YES Community gives no consideration to its seniors. Our hands are tied because its not easy to move our homes.

They did the exact same thing to me. If we could find others who have encountered this type of atrocious situation there may be room for a civil lawsuit.
we have lived in Hickory creek for a little over 3 months. rented for one month then bought a home. we were told that they would give us 60 days to find things that needed fixed. they have had a list for over 6 weeks now and there are at least 5 or 6 things still not done. I send e mails like I’m told to do and nothing. I call and leave messages and no response. I go to office and get the excuse that they only have one maintanance person for 380 homes. This is getting really old. And if they think for one minute that as soon as the 60 days is up they will try the BS that it is past the time they gave us IT WON”T work. all we want is for Yes to keep their word and get I few things fixed so we can get on with doing what we need to do to make this our home. I know for a fact that they have had numerous e mails and several lists in writing and I can produce them. Please just get our things fixed and we will get off your back.

So is Yes Communities really going to all ownership and no more rentals. I received a non-renewal notice the end of June effective 8/31 and when I contacted the property manager that is what I was told. We have several empty lots and a few empty homes. So am I being lied to or is this the truth.
I have lived at Southfork mobile park for 15 years and enjoyed most of those years. Ever since Macy left the park has gotten worse as far as taken care of the repairs especially of our streets! She would take care of the pot holes at least every 2 years and not with just filling the holes but would re do with cement. Jeff our new manager is great but his hands are tied because you do not allocate enough money in our budget. Also she NEVER increased our annual fee for lot rent as much as has been done since she left. We have quite a few senior citizens and an increase of 30.00 a month is terrible especially when social security gives us nothing!!! Our hands are kinda tied because its not easy to move our homes. Thank you for letting me vent some of my frustrations.

Community manager in training at Misty winds trailer community in Corpus Christi TX is starting to harass me and my family for something that shouldn’t have even been done by their landscaping crew. Spoke with actual property manager and she said she wasn’t gonna charge for it this time. Now im being harassed daily with notes on door. I have lived in Sunrise Terrace in Newton IA . I can’t explain what it’s like living with this. They just don’t have any type of compassion for anyone .We now have to do western union to pay the rent witch is from 345 UpTo 500 And 20 minutes after had a eviction notice for none payment of rent by the way I had a convermation number she wrote the eviction notice knowing that the rent was paid on time

Hello. I am still awaiting the full refund of $1850.00 deposit for a rental that was never granted certificate of occupancy. I was notified on December 9, 2020 by Joe at your Palms of Archer, Gainesville, Florida community. Joe said this refund would be expedited and would receive it before the normal 30 days it usually takes to refund. As of today, January 11, 2021 I still have not received this. lot D-32 in Golden Valley. I am currently experiencing discrimination and abuse from the Property Manager Krista Henderson . It is the third time that that I am given and appointment to sign my lease contract
( lot D-32 ) and for all three appointments she has made me wait indefinitely outside. She changed the lock of my house without my consent.
Manager Krista Henderson threatened to have the Sheriff to come out to my property. That was to intimidate me, I went to the police and to the Court house and they didn’t know anything about this case this is unacceptable .
I’m the owner I have title I pay my taxes on time, I pay rent on time every month and I’m never late.
I have been very considerate and patient during this inconvenience.
This is a fair housing violation and it needs to be addressed.

She took alway signed parking that we always had and then she took alway parking spots from one area in this trailer court. When 13 moved in she gave 14 parking to them and now they take all the spots they have a car, truck, and his wife car and he now has a motorcycle that he parks in a spot. We r only allowed 2 parking and they take up everyones parking. There friends dont park at the office like they should be. The lady got told about this and she dont want to listen or do nothing about it. Thats not fair to the people who live in that area. Yes they park in the garages but they have family that come over and they get no parking alot of times. 13 trailer should not be parking in this area there is not enough parking spots if any more trailers go in down the road. They should be parking on the other side of 12 trailer. The lady you have dont leave thay office to do nothing but go to lunch or home or to smoke. 14 is tried of not getting parking spots because 13 is taking them all. They had told them only get 2 spots and showed them the paper that showed the rules. And they dont want to follow the rules there friends park any where they want and the guy parks his vehicles any where he wants. And the motorcycle can be parked in there garage but he wont unless its raining out. He can park that next to his wifes car too but he takes up a whole another parking spot. Nice people dont want to listen when u tell them 2 parking spots is all u get and friends need to be up at the office. The guy she has doing the mowing needs to start mowing all the hills not part of them. They look like shit. Have mowed and alot not done. That grass is so long its up my knees almost to my hips. People want there parking spots and need there spots. And if we need to mow the grass when it gets long. then i would think they can mow there alots too. Please do something. I just want to give a big shout out to Becky, Jenilee and Chris for making this a beautiful community to live in , I’ve lived here for 9 years and I am a home owner and this is by far the best this community has ever looked, Becky and Jenilee are amazing and Chris is always available for maintenance issues, they all work very hard on making this a home feel community and I absolutely love it here. Keep up the good work Becky. Jenilee and Chris. Love you guys. I think more people should let the corporate office know just how special this place is.
this is my 2nd time to contact corporate since 2004,,not too bad,,We have an unresolved SAFETY ISSUE on my street (ROW L ) in Terrell,Tx. OVER PARKING CAPACITY by at least 50% has caused first responders to not be able to get to residents and i can barely get out of my home at times,,Several residents and myself have met regarding this,,and all state they have contacted management and it falls on deaf ears apparently..we are contacting city CODE ENFORCEMENT/FIRE MARSHALL and YES corporate to please put this situation behind us,there are 32 parking spots for 16 units,and yet we count as many as 52 vehicles,,averaging 42 after 7 P.M. Its dangerous as two units have as many as 7 cars, and two have 4 ..please help us if you can before someone dies or their home burns down,,thanks (the residents of row L)

I have been trying to get in touch with the office in Florence S.C. since the beginning of this month. I have called numerous time and still have not received a call back as of today. Last I received a in the mail stating that I need to summit a letter or email that I did not want to be under contract and that I wanted to go month to month. I email the letter but when my wife went to pay the bill for the month. She said the we were still under contract for another year. I called the office several times the first week, only 4 time the second week because I was out of town for my job. when I came back the last week there was personal in the office but there were signs on the door stating the doors will be closed to try an stop the spread of COVID-19 but you could call the number to set up and appointment. No one is answering the phone and the doors are locked. So can some please contact me.
So because this particular Yes! Communities Park has 4 homes still empty, they are requiring my spouse to continue to have open houses with Corona Virus spreading like wild fire. Hey there are travel bans for regional, district and upper management due to this Virus. Are your Execs more important than the people who actually make you money? If my spouse gets sick because you can’t wait a couple months to fill these homes, I will be all over your asses with lawyers. Hope you don’t take this lightly. You’re supposed to protect your employees, not expose them to health risks!!

We have lived in swan Creek for 5 years our trailer is falling apart the ceilings are falling in .They finally somewhat fixed it leaving the job unfinished We have a 2 beds and 1bath 937 a month there is a 2 bed 2 bath available for 1000 a month and they won’t even transfer us my siding is missing in spots called emergency about hot water heater over the weekend making a terrible nosy no call back we have never been late or never missed a payment could only fix 3plug cause we plug stuff in it falls

My recommendation is IF you are considering moving into a Yes Communties Trailer Park, redirect your thoughts elsewhere, far, far away. That was the worst place I have ever “existed.” I mention “existed” only because living there was absolutely miserable. If you are disliked by the “manager” (of whom by the way had no people skills or pleasant character whatsoever,) you shall be looked right through without any acknowledgement whatsoever, if you come into their sight as if you didn’t even exist. Manager may appear to be the nicest person, sweetest, kindest just to con you into moving into the trailer park, and like a snake strike at you without ever having a thought about it. And once you’re signature is on the contract and your money in their hand, then all of a sudden could careless that you even exist. It’s unfortunate that if you’re a monthly paying tenant whom should receive and deserve the same respect as any other paying tenant, you will not get a response from Corporate as they will refuse to respond to any of your numerous phone calls or correspondences. In any attempt to make your unbearable living conditions, (worse than living in Hell) be known to ANYONE who actually cares about your well being in the least bit. I absolutely HATED existing in that trailer park who has different rules and regulations for different tenants. The smoking of marijuana is permitted. With the non problem neighbors being the recipient and victim of the drug users. Often being awoken and being forced on a daily basis and evening to listen to their rude, disrespectful, unscrupulous, immoral, bullying in their different ways. Neighbors who I had to listen to them daily coughing up their lungs 4xs a day, 14ft away from my bedroom window. As early as 5:30am, to as late as 10:30 pm. Being forced to listen to the neighbor open and slam their back door of their trailer as many times as 9xs an hour. And they didn’t even have a dog. Being forced to listen to my neighbor honk the horn on their car numerous times throughout the day. With or without ever even entering or departing their car, honking while inside their trailer. The man was and probably still is living with his partner and had NEVER had a background check according to his partner, due to the fact his partner of whom he depends on for all of his daily needs, as he is unemployed admitted to not wanting to pay for a background check. They both are as a matter of fact are unemployed. They lived off the government, but could afford to purchase and choke on weed
24-7. The park states they don’t accept pit bulls, but how ironic I observed a kid walking his pit bull (prior to escaping that hell hole) going into his trailer. Different rules for different tenants, just one other example. That trailer park is most certainly the WORST place I had EVER lived/existed. They had yard inspections every week. Friends cars were towed if they didn’t park up to 9 blocks or more away and walk back to your home. If you weren’t a favorite of Management you would be written up for anything. I had never had any rental violations, or any violations anywhere else I had ever lived, well……. up until I relocated into a yes communities trailer park. I received numerous written violations while existing there. While other tenants were doing the same thing for month after month. With apparently no violations. It got so bad I felt I was being harassed and everytime I existed my home I expected to receive a violation of some type. I’ve NEVER had any issues with any neighbors throughout my lifetime. That place had become an existing nightmare for me and my family. Moving out of that hell on earth was one of the best decisions I have ever made. Moving into that place was the hugest mistake I have ever made. Please think twice before ever moving into a “yes communties.” It certainly isnot all they make those places out to be. And once you move into their trailer park it’s really really difficult to escape that reigning “HELL ON EARTH”. It is the very worsest place I have EVER, EVER lived. And the sad thing is once you’re conned to move in and begin having issues, there is Noone who will help you with the conditions you are being forced to live under. The management is a lost cause, corporate will not respond to any correspondence or calls. You’re literally screwed!!!! Don’t let them con you into moving into their section 8, cookie cutter trailers. Management may make it appear as a super great deal, but once you’re in and settled and get stuck living next door to neighbors who are just absolutely nothing but (“low life’s), and then you realize you are literally stuck living in complete hell, with no help at all from neither on-site management or corporate you will soon realize just what a big mistake you made to ever, ever move into any Yes Communties Trailer Park. It is existing in Hell on Earth. Literally!!!!!

Valley Verde Park is in bad condition most of street lights are burnt out and it’s to dark to go walking around the park. The rent is goes up every year and the condition of the park is getting worse. This park was beautiful when I moved in 20 years ago. Why isn’t the part of the rent raise going towards the ground maintenance? Best of luck to improve the condition of the park.

We got our Christmas card again from yes community, and it says there will be a increase in the rent again this year just like last year, it happens every year, They say because of operating cost. They say the same BULLSHIT all the time. They say they provide services yes they do they empty your check book for you, we pay for water sewer garbage. Now they want $423.69 a month. there is a lot you can do about it if you don’t like it get out, they have you right by your private parts and squeeze.

In the Greenspring Valley Community in Raleigh, NC they have a towing if a vehicle has an expired tag, parked in the street or on the grass, supposedly inoperable vehicles however there has been a Astron Van Conversion that hasn’t moved in 2 years has 3 flat tires, side door partly open yet just get overlooked. The question is WHY!!!

They don’t return phone calls. Neither manament nor corporate. The most unreliable and unprofessional group of people I had ever had to deal with. But man if they believe you have a violation, worthy of their attention, they are right on top of it. It’s all about corporate greed.
