Dear Owners,
I trust this letter finds you well. I am writing to you on behalf of our development team, and I am pleased to inform you that we have recently completed the entitlement process for an approximately 11-acre development project in the City of Adelanto. This endeavor includes a range of exciting prospects, and I wanted to extend to you the first opportunity to lease a 16,702-square-foot supermarket within this development.

Our decision to approach your esteemed company was greatly influenced by the enthusiastic recommendation of none other than Mr. Gabriel Reyes, the Mayor of Adelanto. His confidence in your organization’s capabilities and alignment with our vision for this development project was a significant factor in this outreach.

The comprehensive entitlement process for our 11-acre development has been diligently undertaken and includes the following key elements:

1. Conditional Use Permit: We have obtained a Conditional Use Permit to establish a hotel featuring 100 suites, a sit-down restaurant, and a rooftop bar. This permit also encompasses the acquisition of two Type 47 ABC onsite Liquor licenses.

2. Grocery Store and Convenience Store: We have secured the necessary approvals to operate a grocery store and convenience store, both of which will sell beer and wine. Additionally, we have obtained two Type 21 ABC offsite Liquor Licenses to support these operations.

3. Location and Development Plan: We have meticulously designed a Location and Development Plan that accommodates the creation of five (5) separate parcels to accommodate various commercial ventures.

4. Convenience Store with Upper-Level Office: Within our development, we plan to construct a 5,866-square-foot convenience store, complete with a 945-square-foot upper-level office.

5. Fueling Station: Our plans also include a 20-pump fueling station, aimed at meeting the needs of both local residents and visitors.

6. Drive-Thru Restaurant: A 3,400-square-foot drive-thru restaurant will be part of our development, offering a convenient dining option for our patrons.

7. Multi-Tenant Retail Buildings: We have allocated space for a 10,500-square-foot multi-tenant retail building, as well as an additional 9,620-square-foot multi-tenant retail structure.

8. Automated Carwash: A 5,577-square-foot automated carwash facility will be available to the public.

9. Three-Story Hotel: Our development project includes plans for a 68,054 square-foot three-story hotel, boasting 100 rooms to cater to the needs of travelers in the area.

All of these elements are integrated into a thoughtfully planned development that is set to enhance the Airport Development District (ADD) zoning district. Our 11.81-acre site is located at the southeast corner of U.S. Highway 395 and Auburn Ave, identified by APNs: 0459-053-56, 0459-053-57, 0459-053-58, and 0459-053-08, within the City of Adelanto, County of San Bernardino.
